When it comes to buyers today, the two most desired home features are a primary bedroom with a private bathroom and a fenced-in backyard. Carpeting, for instance, is not as popular and only 20% of buyers say that this would make them want to purchase a home. So, what projects should you take on yourself then? 

Add a Fresh Coat of Paint

A home's features and finishes can help realtors determine the value of a property, so if you want to get the most out of the sale, make sure to get it in top shape before putting it on the market. One of the best ways to enhance the aesthetics of your house without spending a fortune is painting it. Painting is fairly simple and you can hire someone to do this, but you can also easily do it on your own. In fact, this DIY project is on almost every real estate agent and stager's list. Light or neutral colors are preferable as they will lighten up any space and make your home look larger. You can paint the entire house or simply the rooms that may need a refresh. Plan to take a few days to do this though since it can take a while to air out the paint smell before having buyers come.

Optimize the Lighting

Lighting makes a huge difference in a home. It also will make the house look lighter and brighter. Most people don't have enough lighting in their homes but this is a fairly easy fix. Look for 100 watts for every 50 square feet. Every room should have an ambient overhead light, task-specific lights such as pendant lights, and accent lights such as a table or wall lights. Some of these may need to be installed but you can typically at least add your accent lights yourself. 

Paint Cabinets and Update Hardware

Your kitchen cabinets may need a refresh if they're on the older side. The good news is that if they're a quality type of cabinet, you can refresh them by simply adding a coat of paint. If you want to do a little more work, consider staining them a darker color which is usually preferred. You can also simply paint them in a bright color to add a little more life. Update the hardware on the cabinets as well to make sure that you have a fresh, modern kitchen that people will love.

Finally, make sure that your home is kept clean and uncluttered when you have potential buyers coming to view the property. In general, you want the house to look bright, fresh, and open. When buyers see this, they'll love the space and be able to better see themselves living there.
