As you solicit quotes from various renovation contractors, you may not be aware that some estimates come with hidden costs. Here are the most common hidden costs that can be found in a renovation estimate so that you can address them with the contractor.
Measurements
Some renovation contractors charge extra if there are changes to the dimensions or measurements of the space to be renovated. Find out what those costs might be.
Materials
Find out exactly which materials will be used and where they will come from. You may find that the renovation contractor plans to use cheap options or has not factored in the costs of all of the materials into your estimate.
Labor Costs
Most renovation quotes only quote for the labor that they will be performing directly. However, if your project requires the expertise of an outside specialist, such as a plumber or electrician, the costs may be higher. Find out if the contractor quotes for the specialists that will be required or if you will need to obtain separate quotes for these individuals.
Changes
How will the renovation contractor handle any changes to the project? Even if the reason for the change is out of your control, you may still be charged extra. As you review quotes, make sure that you also take into account the behaviour of the contractor as you ask questions about the contract. Does the contractor seem forthcoming with information or does he simply tell you not to worry about the costs? Make sure that you are working with a contractor that you can trust.
